The Edge provides open-plan office accommodation encompassing more than 9000sqm of lettable space. The individual floors can be divided intofour tenancies per floor if so desired. Each floor is served by a displaced
ventilation comfort cooling system.
The elevations are cladded in high-performance double glazed aluminiumcurtain walling with metal fins and spandrel panels. Each office area has large power operated openable windows while the
retail units on the ground floor have full-height glazing.
The building is based around a structural concrete frame. The exposed concrete mass of the structure is
used for passive cooling in conjunction with the displacement ventilation system.
Three lifts are located in the reception area and serve all floors. The carrying capacity of Lift A is 21 persons/1600kgs with Lifts B and C is 13 persons/1000kgs each.
Male and Female toilet cores are provided on all office floors, each with a wheelchair
accessible toilet incorporating a shower area. On the ground floor, visitors toilets are located
in the reception area and there are also shower and changing facilities for both male and female cyclists.
The design of the building including all approaches meets the needs of the disabled.
Congruent with the overall ‘sustainable philosophy’ of the building are the landscaping components located on the grounds. The design features indigenous water-wise plants, shade structures, screens and walkways.
Four dedicated levels together with adjacent parking provide 419 vehicularand 19 motorcycle parking bays.
A stand-by generator provides electrical current to the building in the event of electricity shut-downs or
down-times. The capacity of the stand-by generator is 400 kVA which allows for emergency lighting for the entire building and one computer per workstation in all offices.
UNINTERRUPTIBLE POWER SUPPLY
An uninterruptible power supply (UPS) serves the security and access control computer. Individual UPS to tenants’ requirements can be installed as an additional rental over the lifespan of the lease, in the event where a tenant elects not to incur the upfront capital costs of such installation.
The building has a Telkom connection for telephone and data fibre. A fibre optic connection will be provided by Vodacom as the preferred service provider. Substantial savings up to 30% on telecommunication costs can be achieved through the use of the fibre optic connection.
